What is different about working with a real estate agent who specializes in downsizing? It starts before the FOR SALE sign goes up and includes the planning, timing, resources, and next move surrounding the sale.

When we first meet with someone who is considering downsizing, we want to know where they are in the process.

Have you already decided where you are going? Are you still looking at possibilities? Do you have a timeframe in mind? Are there things around your current home that you know need attention before a move?

We ask because those answers help us figure out what comes next.

Sometimes we meet with clients months before they expect to sell. We can look at the house together, talk through the next move, and start building a timeline without everything becoming a project that has to happen right before listing.

How do you know what is really worth doing to your home before selling?

This is a question we hear all the time.

Do you need to paint? Replace flooring? Update the kitchen? Clear out half the furniture? Tackle the landscaping? Fix the things you have been meaning to get to?

Before you start making that list longer, we want to walk through your home with you.

We can look at what buyers in your market are likely to notice, which improvements could make a meaningful difference, and where spending more time or money may not make sense.

Sometimes a few strategic updates are worthwhile. Sometimes cleaning, removing a few things, making smaller repairs, and presenting the home well is the better plan.

What if you need more than a Realtor and a moving company?

There is no single timeline that works for every downsizing move.

Does a downsizing specialist stay involved after your home is listed?

Yes. Once the house is on the market, we are doing all of the real estate work you would expect: marketing the property, managing showings, reviewing offers, negotiating, and working through inspections, appraisal, and closing.

But we are also still watching the rest of the move.

Do your movers need final dates? Are there belongings that still need somewhere to go? Has anything changed with your next home? Is there something that needs to be coordinated before closing?

Selling the house and making the move are happening at the same time. We are paying attention to both.

Listen to the questions they ask you.

Are they interested in where you are going next and what still needs to happen before you get there? Are they helping you think through timing and preparation? Do they have resources for the parts of the move that happen outside the real estate transaction?
